Intercoms

What about the Intercoms?

Currently we have intercoms that run on a system put in in the original conversion. It is 30 years old and is often hard to hear and expensive to renovate. It is also built on a network of wires that terminate in one of the storage rooms.

If we privatize that particular storage room the building would loose access to the wire network panel. The profit in converting this storage room exceeds the cost of putting in a new intercom.

A new intercom system would probably run through the phone system and rather than going to your intercom box a special ring will be received through your own phones. You will not have to go to the door, but go to anyone of your phones as well as your cordless. Systems today are also able to leave messages and call everyone in case of an emergency. This will be an upgrade to our building that everyone can enjoy and often found in upscale Co-ops and modern condos. It will also eliminate the expense people often have to undertake when a renovation occurs because we must employ special firms to repair and relocate instruments as it will be part of a phone system.

So as a great bi-product of the storage room conversion that is an upgrade in the intercom system. It will be directly taken out of the expenses of the plan and brings a benefit to everyone.

It will not be something you will be assessed for and will significantly move up the timetable for accomplishing this capital improvement that was not previously on the front burner.

Without the conversion we would have to budget for this upgrade that is not essential and at this time in light of the 4 major projects the building faces may not be accomplished for years.

I don't have a phone in my apartment. My husband has his cell and I have mine. Does this mean we will have to install a phone line in apartment just for the few times a month when I am being paged on the intercom?

Anonymous,

Well we have not even looked at vendors yet. We have not even set a date for a vote for the plan so these kinds of issues are far off.

However....

I am sure the vendors deal with that issue in New York in other buildings. I am sure in this age we will be able to have internal phones that are just for the Doorman. I assume you still have your jacks left? If not then we will have to run some phones. I will keep it in mind if we are going to upgrade. But if we don't pass the plan the intercoms are not part of the next 4 projects.

Working out details such as your will come up in any project, but the upgrade would be great for better communication, messaging from the management, security and easier renovations...IF the plan passes.

I am sure most people would like to sit in bed and find out who's downstairs at 12 midnight than get up and go to the squeak box.

We will need to explore all the possibilities and even video, but that could only come out of the funds of the plan in to be executed in the near future. Our current system is woefully outdated. Plus if you ever go to renovate you get a nice big bill for any adjustments.

There are phone intercom systems that handle land lines, cell phones and VoIP.
