Now is the Best time for Investment

With all the Financial failures and bank problems now is the best time to do the Storage Room Plan, contrary to what many think.

There are 2 types of people affected in the large Wall St. Crisis.
a) those who can't afford anything because of related slow down in the economy and need to watch every penny
b) those who don't have any place to put their money because interest rates and stocks are falling

The Storage Rooms Plan helps not only save thousands for people who are having economic problems avoid the assessments, but those shareholders who do have the money will have the ability to make the investment.

Relative to almost any other place to put your money what better than your own co-op. When you consider that most of the price will be in lieu of the assessment it is better than any other investment one could make. When you consider that your 3 Hanover Sq. Shares are rising in value and almost everything else is falling what more could you want?

For example: I will have to pay around $12,000 in assessments and maintenance in the next 2 years if the plan doesn't pass. I get no interest payment, no asset on only a marginal return on the improvements to the building.

If the plan passess I still get the improvements to the building.

a) If I don't decide to buy I can put it in a mutual fund and earn interest of say 3%?
b) If I decide to buy one then I will have the asset that will most likely rise in value which is the optimal scenario for my money hopefully rising 10% a year.

This economy and the problems on Wall Street is the best time to do the Storage Room Plan - The complete opposite of what others think.

Construction? Where Will my Stuff go?

Comments about Construction, time, storage...

Maintenance

Up? Down? Here are some thoughts

2 Options? Assessment or Investment

Overall choice between two sides presented, Which is your side?

Why Pay for it when it is Free?

The Space is NOT Free. We all pay for it...

What if they all don't sell?

If they all don't sell then the Building / Board can hold them open for future sales. Future owners of apartments could then be offered storage rooms.

Shelving?

We can put in more shelves. But it doesn't help with our fiscal situation. It certainly means that we would have to pay to put shelving in the rooms that could be quite expensive. It would actually be requesting the shareholder to spend money instead of making money.

Do we get to vote?

Yes! Discuss the Voting process here.

Ownership

Some thoughts on who owns the rooms, how it is owned and what co-op ownership of common space is.. your thoughts?

Allotment

How will 203 apartments purchase 90+ units?

How Much?

Are they too expensive? too cheap? Discuss..

Renters?

I am in full support of the issuance of new shares in order to purchase storage space and want the opportunity to purchase a space.

one of the owners at the meeting stated (whether correctly or incorrectly) that our maintenance was already paying for the storage space. if that is true, then I (who has no availability or even a key to the storage room) am suplimenting the use of the storage room without receiving any benefit.

I look forward to future meetings and proposals on the subject. I would also like to suggest that only owners who occupy their residences have first dibs over renters.
